Real Estate Appraisal/Valuation

 

Our team is fully certified and insured by the Appraisal Institute of Canada, as residential appraisers (CRA, P.App designation) permitting our appraisers to serve clients valuing their residential properties for risk management or estate purposes.

Occupancy Checks

 

Various institutional clients require investigations to determine the occupancy status of real estate properties. Our staff employ in-person inspections and investigations to find out who (tenant, owner, or vacant) occupies the property.

Securitizations/Winterizations/On-Going Inspections

 

Once occupancy status is determined, on occasion various stakeholders require the property to be secured with lock changes, and then winterized to protect the asset from potential risk hazards. Once these have been completed, our local staff can carry out on-going inspections to minimize any potential risk to the overall condition of the property.

Disposition of Assets

 

Possessions often need to be dispersed to various locations. Family members, auction, and donations of items as necessary, and as stipulated by the estate/or will documentation.

Estate Sales

 

Some clients do not have stipulated direction of where possessions or assets are to be dealt with. Our staff has extensive experience in conducting in-place estate sales to help obtain the highest return to the estate, or we have established extensive relationships with auctioneers to conduct off-site.

Clear Out/Clean Out/Cleaning

 

Once the highest value items are removed from the premise, the remaining items or possessions can be donated, recycled, or disposed as necessary. Once this has been completed, our staff can clean the property, and get it “realtor or renter” ready for future occupancy.

Realtor/Sale Process Assistance

 

After the property has been prepared for future occupancy, our staff can assist rental agencies, or realtors with the ongoing process, whether it consists of providing access, responding to potential issues, or managing repairs.
